Cheers, that means a lot. Now we've got a solicitor on-side hopefully we'll be OK 'til new year. Trying to calm down and look at it rationally, at the end of the day whether it's stressful for us or not the landlord can't actually evict us (legally) without a LOT of hassle and court etc - especially after losing his s21 rights. So long as we grit our teeth and bear it, we can stay here until at least new year - but it's getting to the point where the harassment from them and all stress is literally consuming our days, not something that's good for the kids. Hang tight bro. From what you have said they are wa-a-ay out of order. If you are up to date with your rental payments then you have a clear right to "peacable enjoyment of the premises". That includes freedom from mad partying, interfering phone calls, and the rest of the shit. Have you got a solicitor on the case? You can have a half hour discussion (on legal aid, so it costs you nowt)to establish your position. My solicitor hates rip-off landlords so if push comes to shove I'll put you in touch. Ric

You may shoot a fox with whatever calibre rifle or shotgun you wish as you will not be breaking the law BUT if you cause unnecessary suffering to the fox there exists a whole world of legislation purposely designed to make your life a living hell. John A while back there was a thread on this, started as I recollect by Big Noel. He traps urban foxes and applied for a variation for a .410 shot pistol. 410 is the boy for that!! nothing more nothing less. I agree guys but that is what the law says. In public areas you should use sub-12 air close-up. Me, I'd use .410 2 1/2" point blank but the fuzz disagree. Ric

You will not get rimfire for deer full stop! It isn't even down to your FEO. Seems to me that you you should ask for .22lr for rabbits/pest species up to 100 yds and .22WMR for longer range rabbit and "occasional" fox. Now wait for the flit to hit the shan . . . Ric
