Yup that clays a pain, we dug some footings out ( near whistable ish) last week hit the water table and it’s unbelievable bleeding, a sump pump just about kept it at bay. Nothing nice about foundation digging in the winter.

Weve been doing a job in tankerton which up high and even there weve been pumping constantly and just cant get rid of it.We did some little footings last week for some little garden walls only 600deep and I was knocking the concrete up almost lean and by the time it was half way up it was like piss.

I don’t ever go on the football thread as my expert opinion is that dogs chase balls not people, but most blokes can talk a glass eye to sleep on that subject

Managing ground water better than anything ever invented for the last gazillion years !

Not rocket science is it mate...you cant build, slab, tarmac, then grass over ground...and expect a 4" pipe to be able to cope with the volume of water lol....the habit of building on floodplains aint the f***ing brightest either...but there you go...some cnut somewhere is making these rules, and getting back handers🥱

2 million acres lost to development in the last 25 years mate.

An acre of grass land can hold 27,000 gallons of water !

That water has to go somewhere !

They should build them right on the coast then the new residents won’t have too far to travel ! Lol

Not sure if you have done it already but this will give you an idea of where you are at environmentally just put in your postcode

Check the long term flood risk for an area in England - GOV.UK (www.gov.uk)

And the local water companies all keep records of the sewer and foul drainage which you can download free off their websites

What i think is happening is, The water course has always been there, No idea why? But the ground work being carried out for the new houses at the bottom of the road is restricting the water from flowing down the hill, Hence its backing up the hill. The houses across the bottom of the street are also having flooding issues in there gardens, This is the entrance to the site last week, This entrance runs parallel behind the houses at the bottom,

When contractor move on to a site they usually put the roads and drains in first. By doing this they often cut through the pattern of old land drains that maybe hundreds of years old upsetting the water courses. I was a main contractor ground worker at one time and these land drains used to fascinate me and how they used to dig them. Just a foots width at the bottom tapered so at shoulder height it would be as wide as a man shoulder, I seen them 8 feet deep how those guys worked back then.

Sorry back to the problem with out seeing the job I would think a Dutch drain ( a trench full of say 4 inch stones some times wrapped in Terran membrane) piped off to the nearest stream or brook would be the best answer.

Cheers Arry
