your in a barratt ain’t ya if it’s a a good sized developement they have sumps underground they hold and release at the right time when it’s real bad they have people check them and trucks on call 24/7 who go and pump them to there wagon 

if my back yard was like paulus i’d just dig out plenty a clay if it is clay that holds water anyway and and type one granite down some grano dust on top and artificial grass it lol job done 

even do you a deal paulus thl discount only  20k

I’m at a high point on the Tyne valley, everything is steeply downhill from here. 
Had it over 40 years and never had a problem with flooding.

it could back up your sewers still if a pump went down at the right time but been high it’s never going to get into your home

i’m sea level only once has it flooded as high as the road kerb tops others  close were f****d especially ones in the new builds on flood plains lol  i can hit water 6 inch down most winter

Probably nothing more than the fact that it aint stopped f**king raining.Ive been doing a lot of work around the Whitstable area in kent which is pretty much all clay and the last 6 weeks or so as soon as you get a ft down youre hitting water whether it be footings or fence post holes and no ammount of pumping out makes a difference.The second you stop pumping the hole/footing is full again in litterally minutes.

Yup that clays a pain, we dug some footings out ( near whistable ish) last week hit the water table and it’s unbelievable bleeding, a sump pump just about kept it at bay. Nothing nice about foundation digging in the winter.

Think Whitstable sits on Thanet sand as well mate .

If theres 'dirty' water, running out from any site like that...then someones in serious shit...carries massive fines...

Could be a few different things....

No Hydro brakes along the new line...( They Slow down and store the extra water from a new development ,and release it into the old existing drainage so its not overwhelmed).. either mechanical (by hand) or an electronic sensor,attached to a massive pit and pump station ,that open /closes...

They've piped all roof and rainwater into soak aways...to save money...they clogg up in no time,if not constructed right ....bad practice to be honest...always comes back on you...these days they have you dig 'hundred yr ponds'..all rain water out through header walls,pump station above it..its a back up if the 'pumping' station fails..

Give the health and safety inspector a ring....they send someone out pronto...and some cnut,be ripped a new arsehole
