riggs 0
Woodland Use Hi all, hope you are well. I've had some land, predominantly woodland for some time now and it's time a I did something with it. It has been my own private retreat for me to hunt, camp etc in. I bought it thinking I would set up a paint balling business but never got round to it. I want to do something that will create enough revenue for me so I can pack in the mundane 9-5 and do what I love something shooting related. I was hoping someone could give me some information on what I can and cant do with woodland. I own the sporting rights, mineral rights etc.. to the land and apart from one right of way (path for walkers) over the land I'm not restricted by covenants. Its a fair size and flat parcel of land with natural inclined and wooded boundaries. it has road side access and flat fielded area I could use for a car park if required, trees all round provide ample privacy and security. I want to set up a "private" outdoor shooting range, pay and shoot kind of thing with the option to offer private hunting/camping sessions for those wanting to do it. Also allowing hire of the venue for private paint balling air soft etc.. What I need to know: Planning permission is this required to carry out the above activities. What is permitted development on the site (sheds, huts, caravans etc..) there are no buildings on the current site. Do I need planning permission to build shooting benches with solid concrete bases. with posted over canopy, made from felt or some kind of natural flat roof to keep the rain off shooters please follow the links for my ideas (sorry someone elses ideas I would like to implement). http://weldingweb.com/showthread.php...-bench-in-pics Can I put up sheds for shooring in different parts of the wood. Do I need FEO approval NSRA advice etc.. Any help here will be appreciated, also if anyone is interested in joining me on this venture I'm all ears (PM me). Thanks in advance. Kind Regards Ray

riggs 0
I think That will be a no no especially with public right of way through it I think you are a bit quick off the mark there buddy, most land in the UK has some sort of path, rights of way through it. I think the amount of land I have on either side of the right of way will help me achieving my goals. Anyway still open to ideas, suggestions and helpful information. Thanks Ray

I spose its not disimilar to a bushcraft school for adults. How much land do you have Riggs, is it all in one block?
mackem 29,522
Market it as corporate days, get a couple of quads,do the paint balling, team building excercises and suchlike, nothing ventured nothing gained.
Greyman 31,476
Big money maker at the moment seems to be log cabins in the woods type of holiday maybe a few of these dotted around as bread and butter money, and a couple of pay to play air rifle ranges would provide a daily bonus, especially if you had a few rifles for people to use that never had there own, there are many more clay/pheasant shoots even live fire places near me than there are places people can take an air rifle out for a day, plus know ones going to get killed by a flyer and I doubt you would encounter many regs, good luck whatever it turns into, a way out of the rat race is a dream worth pursuing

stumfelter 3,034
Dot a few car parking spaces around and offer executive dogging facilities with tissues, changing cubicles etc, 10 car spaces at £10 per car gets you a ton then charge the meat beaters £2.50 at 10 per car that's another £250 so you'll be clearing £350 per night.
