budharley 945
There's a small fishing lake near me it's about an acre or so in size there is is no land with it it's basically the lake then ten foot then the boundary fence . The people that have it have taken all the descent fish out to stop people fishing it and sold them off . I want to buy this lake as we rent the land opposite and have plenty parking on there, but the owners are a right pair of nobs and prob won't sell but how do I go about finding how much it's worth

budharley 945
I've got the land next to it so I've got parking toilet facilities sorted already but I suppose it's pretty much a blank canvas it's about 20 year old has small fish in already but does need restocking no pegs on it . I think it could be a descent investment

Waz 4,293
Its worth more to you than most people. Might be best to get someone else to approach them to find out the asking price first.
birdsallpl 6
It depends on the size of the land, how big is it? Is it spring fed? Was it previously a commercial concern? If so what were the revenue? Does it have planning for a commercial fishery if that's what you want it for. What kind of location is it, green belt or whatever? There are a million and one things that will affect its value. I was looking at buying a lake or land for a potential fishery a couple of years ago. I soon found out that I needed about £150k to even think about it.

Send in someone they don't know, if they know you and you don't really get along they'll give you a daft price
treecreeper 1,136
good luck with it mate, that's what im after near me. it doesn't sound that expensive but as said get someone else to enquire. It will depend on a lot of factors tbh, but it shouldn't come under the reservoirs act at the size you mention. You want an otter fence though before any fish.
