I agree with Lab I am also a landlady, my last tenant who was supposedly a friend, did a runner from my house. He left it in a terrible state, walls/ceilings half stripped, garden a mess. I had not charged him a deposit as he needed somewhere quick after splitting up with his lass. I even gave him his first months rent free so he could decorate. With the rent he owed, the poll tax he did not pay, replacing stolen bin, and the costs to get the house to good order, it has cost me nearly £1500. And that does not include all the work to tidy the place, dismantling dog kennel, dozens of trips

I think in the south, Hampshire, the Cotswolds, Devon, Dorest and a few other spots are amazing.......But then in the north i think the North Yokshire moors, the dales, Northumberland are stunning.............I have only ever lived in Nottinghamshire/Derbyshire and Lincolnshire..........I must say my favourite counties over all are Suffolk/Norfolk/Gloucestershire/Hampshire/Lincolnshire & North Yorkshire.........

The biggest messer quote on the site and one that instantly boils my piss......You are going to keep a dog(well perhaps YOU dont) for 14 years, get many seasons graft out of it, so surely, a drive/train ride/transporter to get the dog you want is f**k all in the grand scheme of things surely? To be honest mate, i experimented with mine, you can start with a puppy roll/bite pillow(not a euphamism) at about 4 months and progress from there depending on the dogs temperament. My line were/are very high drive and forward and matured failry quickly, they often progressed in one manwork session from a bite roll-soft sleeve-hard sleeve with bite bar..... I think the basic control and bitework should ALL be fun and light hearted and treated as a game and the dog worked in prey drive until he is mentally mature, this may be 12 months but more likely 18-24 in many lines. Remember dring through western australia back in 2005 charts, they were advertising fox shooting competition, groups included family groups/under 18's/over 60's, was all advertised in the public "eye" at diners etc, no shame and really great to see, if i was living in Victoria i'd be filling up the tank, loading the dogs and filling my boots.........

I dont really have a preference, i run one of each, as a generalisation i find dogs more headstrong and better on foxes back in the day, but as i only run bunnies now it doesn't matter, but without really good bitches and really good dogs we would have jack shit for the future.............
