Anyone do air bnb ??

Daughter is moving out the house this week have a bit of decorating to crack on with then the for sale signs are going up, but as my house is in the city of Bristol a popular destination for stag and hen does and I have a park and ride for buses and trains into the city centre/harbour side right on my doorstep I was thinking of doing a couple of weekend let’s on air bnb just to keep some wedge coming in while the place is empty, so question is has anyone done it, how does it work and what are the pitfalls  to worry about ????

We use a holiday letting company who deals with air bnb on our behalf... but we get a lot of bookings through air bnb..

I think they charge 15% commission, you set the price you want and there commission is on top.

We're set up for it (now) but there is obviously the change overs, which can be a pain in the ass if they are booked concurrently.. 2 sets of linen/towels etc as a minimum are required, possibly 3.

Its quite saturated now, so unless your offering some unique points the prices aren't what they were 6months to a year ago, my mate air bnbs a small annexe of his house, I think he is around £100 per night, 1 bed, kitchen, living room near Exeter Centre..  you have to factor in electric, gas, cleaning and laundry costs.

We've found 90% of it positive, it is a bit of graft (the Mrs mainly), but the first year for us was pretty good..

I think for the short term, until Paul sales, he'd make a lot more money on air bnb.. plus normal long term rental agreements are minimum 6 month then monthly rolling, you may hit issues removing tenants once sold...

Ours returned 4x the amount on holiday rental in 12 months compared with long term... the long term rental I have is steady but you need a few ti really capitalise and its more a long term investment Imo..

We have 2 cottages up now on holiday rental, 3rd being developed... its hard work but definitely better money

Pretty much what you have highlighted is what the estate agent was warning me against, his words were short term not worth the hassle anymore as it can take upto 2 years to get them out if they won’t go, it could sell in a week or a year so I just thought fri to mon on air bnb will bring in some extra shillings instead of leaving the place empty and earning nothing if it don’t sell in 6 month might look at more long term but for now think that’s a better option, I may be in touch to pick your brains a little as I move forward but thanks for the advice so far much appreciated ?

Went on one 5 years ago, Cheltenham for the races then 2 nights in Bristol... was the normal shit that happens on stag dos... I'm getting old! Lol

Agree with all the above mate ??I have long term rental properties which I’m very lucky with tenants .The rental isn’t as good as say 5 years ago but steady income is income looking forward with nothing more than 3 monthly inspections by a 3rd party .
