Business Rates On A Shop

looking to get a shop retail outlet this year anyone know anything about the hidden costs ---business rates council tax water rates i`m looking at a few next week so i`ll do my research but thought i`d ask on here first,, :thumbs:

cheers max cant really find what i`m looking for some of them i would`nt even get furniture in the door others are to big so to much money the ones i`ve found that are right are out the way so no footfall driving me nuts looking :D thinking of working of a facebook page and a web site and selling from home ... http://www.greenshomeinteriors.co.uk/ going into this place in a few week ....

Stig, ask for the ratable value (which should be on the agents paperwork ).......you will pay 49p in the pound of this number.

However, you may qualify for small business relief which will reduce the number even more.

The government have a scheme at the moment where if the eatable value is below £6k you pay nothing an then 1% for every hundred quid over £6k upto £10k I think

 

Rates ARE NOT anything like council tax as you get NOTHING for your money.

You will have to pay for your own rubbish collection etc seperately from a private company or from the council.

 

How many sq ft you looking at?.........

 

The main thing in your job will be parking for loading or unloading, be that for you or your customers.

 

Round here, 2000sq ft will cost you around £12 k a year plus another £6k in rates.......add on some insurance, electric, phone/broad band etc you will have to take a grand a week to stand still if you double your money on each item......even then you will be loosing a little bit.

not looked at sq footage wilf its more the lay out and a case of open the door and if it feels right, for now i`m happy doing the fairs my ebay bits and supplying my customer base i`m seeing the antique centre this week but the mr`s is itching to get a shop up n running wheres i`m more stick to what i know it`ll be her baby once i`ve found the right place done it up and stocked it.. :laugh:

Wilf i get fook all for my council tax lol

fortnightly bin collections

they turning street lights off at night

and if you got burgeled youd wait 48 hrs for muskers lol

we`ve got street lights off at midnight ---they dont cut the verges or the green in front of our house or prune the trees ....and the geen garden bin we have to pay for..

Fair enough mate, are those antique centres not a bit trumpy with the rent......a few of my pals in your job say they are an there's no weekday custom, it's all weekends.

i think your right not sure on greens but i had one at breedon antique /garden centre it was an ex display conservatory you could only trade sats and sundays i used to open up on a monday and friday kept getting my wrists slapped so i told em to stuff it ---that was 45 notes a week http://www.breedon-priory.co.uk/Antiques-Corner.html

Just had a look at that mate, do you do mostly smalls or do you mix it with big pieces?........I know there can be a few quid in the right smalls but don't you have to wade through a lot of dross to get your earning bits?

a good mix wilf i do furniture for the shippers painted furniture for select customers and the general public at the fairs. i carry around 50 banana boxes of smalls for the fairs your 5 and 10 quid lots soon add up and draws a bit of interest i just sling em out on the floor ---then i do what i call table toppers mantle clocks writing slopes/silver and nice plated ware that type of thing -----anything that jumps out at you go`s into auction ------anything quirky or different bought in some old mangles cheap i painted them up and the local garden centres had them they`ll plant em out and sell them on i`ll have a go at pretty much anything but avoid stamps medals books and coins ..painted furnitures my bread and butter i cant keep up with the demand for it i`m supplying a local craft shop at the min and there selling out as soon as its in ..even the dross sells once its done the rounds whats left someone buys off me for the boots and if you make it the right money people will buy it even if they dont really want it you know the game.... ;)

Charity shops don't pay business rates, if you can put some sort of Charity status for the business, you might be able to blag it :blink:

Takes ages to get charity status.....I think the commission has about a 6 year backlog, plus every man and his dog has tried that fiddle.

The regulation is very strict and the penalty severe for using it as an avoidance scheme for anything.

 

Not even worth considering for what Stig wants to do.

 

You can however get a grant of some description, not sure what it is but a pal of mine did on a little shop and he is in the same game as Stig......think it's means he gets his rent paid for a year or something.

Tidy little scheme really, it's got to be worth finding out about.

thats the north south divide wilf your mate gets his rent paid and stig gets free hay for the pony pulling rag/bone cart

:thumbs: i`ll look into a grant but were already a well established business cash is not a problem as a business the bank balance is fairly healthy so i dont know if they`d take that into account its just another market were looking into ..
