I went through something similar and ended up going with Ground-up construction loans to help smooth things out. They made it easier to sort the payment stages and keep the build moving without delays. and yeah...I get the desire to bring those old Lurcher photos to life with color! It can make such a difference in the feel of a picture. I see you posted a close-up of the dogs, but I actually have the original print too. It's great to have both versions for comparison.
